How Would You Like to Live in Old City Philadelphia?

December 28, 2009 by · Leave a Comment

I have been a Center City Philadelphia realtor for almost 20 years now. I am often asked for my opinion on specific Philadelphia neighborhoods. Especially out-of-towners want to know things like area safety, walkability, shopping, condo choices, the demographics-you name it. Old City, no it is not spelled Olde City, happens to be my favorite neighborhood to sell condos.

I have lived in Old City for fifteen (15) out of my twenty one years (21) here in Center City. I have lived in Old City on and off since 1990- back when you had to be out of your mind to live in the area. Today much has happened to change not only the physical appearance, but also the composite of the person buying in the area.

At the onset of this “new residential neighborhood” as Old City was back in the early 1990′s, the area become populated with numerous studio and one bedroom condos. Sell condos cheap, and they will come. This is very important in neighborhood growth patterns here in Philadelphia. My first Old City condo was a gleaming 650 sq ft. one bedroom at BridgeView Place. As the neighborhood became more and more populated with condominium owners, we saw the growth and addition of neighborhood markets and shopping.

Today, Old city is arguably one of the most fun areas in town where you will find decent sidewalk traffic and shoppers on any given day-especially weekends. Parking is relatively easy, and there are many sidewalk cafes, in addition to the Ritz Movie Theaters, and many historical sites to visit. Close proximity to the waterfront is a plus, as is the weekend nightlife. We are also seeing the addition of larger, higher-end condos that appeal to the non-first time buyer set. 3 and 4 bedroom penthouses are becoming more and more common throughout the streets of Old City. That development in the available condo stock would have been unheard of back in the early 1990′s.

Old City has certainly grown over the years. The number of condo buildings, the wealth of new construction projects, and the influx of sidewalk shoppers has made Old City a popular destination with those looking to put down roots in Center City Philadelphia.

Since there aren’t too many single family homes in the area, I would say that about 99% of Old City’s housing is made up of lofts, flats, and condominiums. More so than other areas of Center City, Old City has a very large stock of converted warehouse spaces, which offer loft living for the masses. Making a distinction between a hard versus a soft loft is important for many buyers. Some Old City lofts are true in nature (a hard loft), and generally have no dividing walls to separate a living room from a bedroom- which isn’t what all loft buyers are looking for. Recently, there has been a great addition of a softer, more hybrid loft here in Old City and this does provide an interesting option as opposed to the standard high rises offered in other parts of Center City.

Would Police or Park Administrators listen to me if I tell dog owners are always violating Park Laws?

December 23, 2009 by · 13 Comments

IT’s a “Dogs must be on leash” park and all dog owners purposedly ignore it. They think it’s their park , i can’t do anything when i want to relax or do jugling and these **** dog owners think the dogs are like kids or the owners.

I may soon report this to .. i don’t even know who. Well anyways if i tell police or the City park company, would they do something about it?

Would You Like to Have Fun in Colorado

December 19, 2009 by · Leave a Comment

Colorado has wild life watching possibilities in Trinidad State Park and in this park there are wild animals like turkey, coyote and deer who call it their home. These entire things make Trinidad park a spectacular site. Surrounded by tall pines Pearl Lake State Park is one of the most beautiful parks in Colorado offering lush, quite and with forest surroundings. Visitors can camp along the lake which is deeper in the cozy woods.

Excellent fly and lure fishing is available at the park where native trout fish is available in abundance. The use of fire arms is banned during Summer. Hunting is allowed in some areas during legal seasons after Labour Day. It also provides access to Routt National Forest. Glorious alpine meadow of the Western edge of Grand Mesa National Forest is located Vega State Park. It is on a 8,000 ft altitude, with sub-alpine beauty, mild temperature and blue Colorado sky. The lake offers boating, ice fishing and water skiing.

Visitors can find the great trails atop Grand Mesa for hiking, four wheeling and biking during summer and cross country skiing and snowmobiling in winter. It is the largest water body in the Grand Valley region. A few lakes make it good for trout fishing. In the Grand Valley of Western Colorado lies the Highline State Park. It features shady grassy areas and even maintained turf. It has two beautiful lakes- Highline Lake is for boaters and water skiers and Mach Mesa Lake is for wake less boating only.

With its red-rock outcroppings Roxborough State Park is the most beautiful and dramatic park in the state of Colorado. Located in South West of Denver it has a spectacular rock formation and is ecologically located between the mountains and plains. Roxborough has lots of wildlife like black bear, mountain lion, elk, mule deer, raccoons and coyote. You can also find golden eagles that are hunting small mammals, snakes and birds.

Great blue heron, white pelicans and whooping crane make a stop here. In Winter, it provides an excellent spot to watch ducks and geese migrate through. Iron Man competition qualifier, The Desert Sun Triathlon, is held every July. You can also do fishing in both the lakes having lots of catfish, crappie, rainbow trout, bass and trout. Mack Mesa is known for its early season trout fishing.

Water fowl hunting at Highline Lake is controlled. Any information and regulation is available from any park. The first view of Navajo State Park is purely unbelievable. This huge reservoir extends into New Mexico. Get your family or friends together and enjoy a stay at the houseboat. Explore three major rivers and sail or water-ski in the open waters.

You also get a chance to see the wildlife like foxes, deer, black bears, mountain lions, mink, sea beaver, elk and rabbits. It also has lots of birds like bald eagles, turkey, doves and grouse. Deer, elk and bird hunting is permitted here in established seasons. Many types of fish are also available here like catfish, crappie, small bass, kokanee salmon, northern pike and many varieties of trout. If you are planning to go fishing, be sure to pick up your New Mexico fishing license at the marina.

How would you help a person with this bizarre hypothetical situation?

December 19, 2009 by · 1 Comment

There is a girl on my mind whom I have not seen or spoken to in over nine years (minimum). I have never had any kind of relationship with this girl, well she is probably a lady now. I cannot get this person out of my head.

I keep seeing things that make me think of her in the strangest places. I think I saw her parents a couple times in one city, and I was like…unless they pipe up I’m keeping my lips sealed about this. Needless to say, I got the hell out of town. Haven’t seen them since :) . Right now, I am a stranger in a city where I do not even know where I am going. I drove to the nearest local park to go skiing–and half the roads had her name. I was like…”WTF?!?” And that’s probably less than 1/10th of this nonsense.

I am so confused.

I am dealing with this as well as I can. This is not a sexual thing–I do not even know what she looks like. I have seen some weird stuff, but this might take the cake. Please help. Mail me if more details would help you help me.

Parkcity is an exciting place to visit. It’s located in Parkcity Utah. There’s a snow resort, small coffee shops, and a town center. Lots of people from around the world go there to snowboard. It’s a small town with a huge mountainside snow resort. Most people go there to have fun skiing and snowboarding. Park city is a thrilling place to visit.

The first day my cousin and I decided to go snowboarding at Park city snow resort. Once to the top we decided to race to the bottom of the mountain, first to get in line at the lift won. As soon as the path joined three other paths I fell backwards and me cousin sideways. After forty minutes of snowboarding down the mountain, we decided to go rest at the lodge instead of racing to the lift. When we arrived we got a change of clothes and headed to the café.
Because of the several lodge’s scattered all over the mountain we had a place to sit and room to relax. Inside the café was a warm fireplace, small bakery and balcony with a small fire pit. As we warmed up we ate beef stew, donuts from the bakery and drank lots and lots of hot chocolate. Later that day we met my mom and went to dinner, there, with the rest of the family we ate big plates of mashed potatoes and gravy, steak, chicken noodle soup, baked potatoes, fudge brownies, and ice cream leaving us all bloated full of hearty food.
The next day visiting the shop’s at the snow resort we saw pro snowboarder Marc Montoya who had been featured as number three in the top ten in the snowboarder magazine. Having nothing with us but what was in the store we bought a magazine and had him sign it. Now that we had every thing we needed, we went back to our hotel and packed up. Once packed we got in our cars and drove to Salt Lake City. Arriving at the airport late we rushed in gave our luggage to the front desk and met the plane to fly home.
Park city is a great vacation spot. All ages can enjoy the activities available to them. If considering a vacation, I think Park city would be a great place. I think Park city is a exciting place to visit
